HOLIDAY HOME FOLLONICA             

    Duplex in Follonica (approximately 70 square meter / 780 sq. ft. dwelling
area + terrace + garden)

The 2-bedroom condo is located at the first (ground) floor of the building,
has a separate entrance, a living room (about 17 square meter / 190 sq.
ft.), a fully furnished kitchen, and a large bathroom (two sinks, hot tub,
shower, bidet and toilet).  The two bedrooms (approximately 22 & 17 square
meters / 245 & 190 sq. ft) are both furnished with double beds. In addition
to a terrace, the dwelling also includes a colorful, children-friendly
garden of about 200 square meters / 2200 sq. ft., with Laurel-, Orange-,
Cypress-, Olive- and Palm trees. The other half of the building will
occasionally be occupied by our family. The dwelling is located in a green
Villa neighborhood that until 30 years ago belonged to an olive grove estate
- Fattoria Bicocchi - and many of the old Olive trees are still present.
Due to its proximity to the seashore, the garden is continually refreshed by
a pleasant breeze.
Within walking distance are: the seashore - 10 min, central Piazza - 15 min,
nearest shopping area - 7 min, the weekly market (on Fridays) - 5 min, the
railroad station - 10 min. Nice beaches are a 5-7 minute drive away.
The town and the neighborhood have a variety of restaurants, Pizzerias,
bars, Ice cream places (Gelateria) and so on.

Follonica and Scarlino are located on the Tyrrhenian seashore in the very
heart of the Etruscan culture, and offer access to more than 10 kilometers
of sand beaches. The beach offers a nice view over the Elba Island and when
the visibility is good Corsica and Montecristo can be seen as well.
Follonica Bay is a paradise for yachting, surfing, diving and other kinds of
water sports.

From April to November, the mild weather and the clear and warm seawater are
inviting for swimming and sun tanning. According to the environmental
reports, the seawater in the region is one of Italy's cleanest.

The locations recommends itself as the best starting point for trips to some
of the most beautiful attractions of Italy: Punta Ala / Golf Course - 20 km
/ 12 km, San Gimignano / Voltera - 90 km, Siena - 80 km, Massa Maritima - 20
km, Firenze (Florence) - 140 km, Pisa - 100 km, Roma - 220 km, Elba Island -
20 km to Piombino and then via Ferry, Saturnia Thermal Springs - 65 km and
many others. Many secluded corners of the impressive Maremma await to be
discovered by hiking-, cycling- and horseback riding enthusiasts.
